IWG expands Regus footprint with new Bradford hub

IWG is expanding its West Yorkshire presence with a new Regus workspace. The flexible office provider will open at 1 Godwin Street, Bradford, in partnership with Nice Leisure, as demand for hybrid and platform working models continues to accelerate across the region.


International Workplace Group (IWG) is extending its network of flexible workspaces with a new Regus location in Bradford city centre, set to open in January 2026. The addition at 1 Godwin Street will mark a further step in the company’s expansion across West Yorkshire, as more businesses adopt hybrid and decentralised working models.

The new Regus centre will occupy 20,000 sq ft within the modern £40 million, eight-storey building, including its top floor. The site features coworking areas, private offices, meeting rooms with capacity for 150 people, and creative collaboration spaces. The building — owned by Nice Leisure — also provides 200 secure underground parking spaces and panoramic views over Centenary Square and City Park.

The opening comes as IWG posts record performance, with 2024 marking the group’s highest-ever revenue, earnings, and cash generation. Over the past year, the group signed 899 new partner locations worldwide and opened 624 new workspaces across its brands, including Regus and Spaces.

Mark Dixon, Founder and CEO of International Workplace Group, said: “We are establishing a stronger and much-needed footprint in West Yorkshire with this latest opening. As an important business hub, Bradford is a fantastic place for us to boost our expansion plans. We are very pleased to work in partnership with Nice Leisure to develop the Regus brand under a management agreement that will add a cutting-edge workspace to their building.”

Dixon added that IWG’s model reflects how “more and more companies are discovering that flexible and platform working is incredibly popular with employees, improving their work-life balance and satisfaction, while also providing a multitude of benefits to companies.”

For building owners, the new partnership represents a strategic alignment with the fast-growing demand for hybrid models. Nick Payne, speaking on behalf of Nice Leisure, said: “Our purchase of 1 Godwin Street was a very strategic investment into a city with huge growth potential and a vast number of hi-tech and growing businesses. To secure a partnership with Regus is part of that strategy and will allow us to offer the very best office space, with parking, in the city.”

IWG’s expansion aligns with research showing that greater flexibility over how and where employees work delivers both productivity and wellbeing benefits. Studies by IWG and Arup suggest hybrid working can boost productivity by 11 per cent and generate up to $566 billion in additional gross value annually by 2045 in the US alone.

Globally, flexible workspace is projected to account for around 30 per cent of commercial real estate by 2030. IWG currently operates thousands of locations across more than 120 countries, with 83 per cent of Fortune 500 companies among its customer base — a signal of the model’s growing corporate adoption.
